Dave Evans of the Colorado Union of Taxpayers reviews two state bills, Karen Gordey tracks a costly Lakewood wildfire-code expansion, banker Jay Davidson defends the republic, and Karen Levine reads the spring real estate market.

Lakewood Wildfire-Urban Interface Code Delayed to May 11

Karen Gordey, owner of Radiant Painting and Lighting, reports that Lakewood was set to vote on adopting the wildfire-urban interface code on Monday, April 27, but the vote has been pushed to May 11 after she and other engaged residents pressed for clarity. The state’s wildfire-code board developed an intensity map, and Jefferson County and Lakewood went farther than the state requires, sweeping a large swath of the city into a wildfire zone with retroactive upgrade obligations.

Gordey describes contradictions inside the code itself, with one section declaring it not retroactive and another declaring it is, and reports that the city’s lead engineer and city attorneys could not answer basic questions about how the code applies to existing properties. A community meeting on Wednesday, May 9 at the Green Mountain Recreation Center will give Ward 4 residents an opportunity to demand clearer answers before the May 11 vote.

TABOR Over-Refund Bill, the No Kings Act, and a Referendum Amendment

Dave Evans, a fellow board member of the Colorado Union of Taxpayers where Kim serves as president, walks through HB26-1419, which would direct the state controller to claw back what sponsors call an over-refund of the FY24-25 TABOR surplus that resulted from federal One Big Beautiful Bill Act tax changes. Evans argues the constitutionally required refund cannot be reduced without a vote of the people, and credits Representatives Chris Richardson and Ken DeGraff for adding an Amendment 8 referendum question that would put the question to voters.

On SB26-176, nicknamed the No Kings Act, Evans explains the bill creates a state cause of action for monetary damages when constitutional rights are violated by anyone acting under authority of law, with a two-year statute of limitations and recovery of attorney fees. CUT voted no, citing the prospect of frivolous lawsuits, but Evans notes the bill could ironically expose state officials and commissions to suit for First and Second Amendment overreach, citing the Colorado Civil Rights Commission’s pursuit of bakers and photographers.

Seshadri joined Littleton Toastmasters during her first job in Colorado 16 years ago and credits the program with the confidence to make presentations she had previously declined.

Marshall Dawson cautions against assuming why anyone walks through the door, recounting a member who came because his wife wanted to and is now a published author. Cathy Russell, author of Evolution’s Arc: The Story of Creation, traces her arrival at Liberty Toastmasters back to reading Common Sense by Thomas Paine and quotes John Adams: “Without the pen of Paine, the sword of Washington would have been wielded in vain.” Rick Rome describes the Liberty Toastmasters distinctive of clubs willing to discuss religion and politics with respect, accentuating the communication skills that allow members to actually hear one another. Anoop Kumar credits the same tough-questions approach with turning him from someone who avoided the microphone into a confident public speaker.

Spring Real Estate, the Real Brokers Acquisition, and HOA Pressure

Karen Levine, longtime sponsor and RE/MAX Alliance agent, clarifies that RE/MAX Holdings has been acquired by Real Brokers and that day-to-day operations remain unchanged, with corporate consolidation and SEC review still ahead. Real is headquartered in Miami, but Levine expects continued Denver presence at the corporate level.

The metro spring selling season has been quieter than April’s opening weeks, but inventory is good and condominium opportunities are strong because few buyers and many motivated sellers are meeting in that market segment. Levine explains why HOA dues have risen as costs of services and insurance have climbed, while making the case that condominium pricing has dropped enough to absorb those increases for buyers willing to do the math.

How a Government Kills a Republic

Jay Davidson, founder and CEO of First American State Bank, discusses his American Thinker piece How a Government Kills a Republic, published April 8, 2026. Davidson argues an overbearing federal government and out-of-bounds state and local governments are eroding the rule by the people that the word “republic” describes. He cites the Federal Reserve’s balance sheet growing from $800 billion in 2008 to over $9 trillion through quantitative easing, contrasted with the Federal Reserve’s 1913 founding directive to preserve the value of the dollar, which has lost more than 97 percent of its purchasing power since.

Davidson grounds his argument in the Declaration of Independence’s recognition that inalienable rights to life, liberty, and ownership of property come from the Creator, not from government. He describes a clandestine tax increase through high rates and low deductions, a federal debt service over $1 trillion a year on a $36 trillion funded debt, and unfunded commitments north of $100 trillion. His closing call is to fire politicians and bureaucrats who push more laws, more rules, more fines, and more regulation, regardless of party.
